In October 2024, Housing Partnership Network (HPN) and ProdigyLink announced a strategic partnership to reduce water costs and water risk across affordable multifamily housing. HPN is a business collaborative of more than 100 of the nation's leading affordable housing and community development nonprofits, with members working in all 50 states, DC, and Puerto Rico. Through the partnership, HPN is helping its members put ProdigyLink's water management solutions to work across their portfolios.

Why water, and why now

Affordable housing providers are under pressure from several directions at once. Water and sewer consumption, interior leaks and overflows, and property insurance premiums are all rising. HPN's announcement describes these increases as unsustainable, and notes that addressing them is critical and time sensitive.

The cost is not only financial. Water damage in multifamily properties can displace residents and push insurance costs higher. Brendan Dolan, President of HPN's insurance exchange, HPIEx, put numbers to it in the announcement: across roughly 100,000 units in 2022 and 2023, HPIEx members sustained more than 430 water losses with incurred claims over $14 million, and the total cost of remediation was far higher.

What the partnership does

The goal is to expand the availability of water management solutions that reduce operating costs, advance sustainability results, and minimize water as a risk to preserving affordable housing. HPN brings its network of mission-driven owners. ProdigyLink brings the technology, the data, and the hands-on support to put it in place property by property.

Robin Hughes, HPN's Chief Executive Officer, framed it this way:

Results that started it

Some HPN members were already working with ProdigyLink before the partnership was announced. HPN pointed to Homes for America in Baltimore, where, according to the announcement, ProdigyLink helped reduce water and sewer costs by more than 50% at a 154-unit senior community. At a 189-unit family community, our technology helped the Homes for America team catch a chiller leak that would have cost tens of thousands of dollars had it not been found in time.

Across ProdigyLink deployments, the average is 48% lower water and sewer costs, $512 saved per unit per year, and a 10-month payback.

Prevention first

Our approach starts with prevention. Toilet leak prevention valves stop running toilets automatically, so the largest source of waste ends without anyone having to find it. Real-time meter monitoring shows every property's usage hour by hour, and flood sensors watch the mechanical spaces where hidden leaks turn into damage events. Detection is reserved for where and when it matters.
